— Home Staging Consultation & Report
If you want to Stage the property yourself, and simply want advice on how to prepare the property for sale, our Consultation is your solution. We will meet with you to understand your space inside and out. With your permission, we will take digital photos and prepare a written Consultation Report. This Report details all aspects of interior and exterior needs that you can do in order to get top dollar for the property. It will focus on what to pack up in each space and offer recommendations such as paint, repairs, and de-cluttering. We will also provide a flat-rate Staging Bid Proposal, should you decide to have your property Staged by us.
In addition, your investment in staging may also be tax deductible. Refer to IRS Publication 523 and your professional tax advisor for more information on deducting this marketing expense.
— Vacant Home Staging
A vacant property is much harder to visualize a room’s full potential when there’s nothing inside it. Furnishing a room puts it in context and gives buyers a better idea of how it can be used. Should you prefer that we Stage your vacant property, we invite you to request a Bid. This is a 2-step process:
Step One is to tour the property to understand your space, take digital photos, and provide a flat-rate Staging Bid Proposal. This Proposal includes: Staging time, list of rooms to be Staged, rental of inventory, complimentary travel time, load and unload, de-Staging, number of Assistants, and complimentary listing on StagedHomes.com (receives 6 million hits a month). Fees are based upon the size of your property, the number of rooms to be staged, and the necessary accessories. Because every project is unique, we’re happy to provide a no-obligation staging proposal for your property.
Step Two, once the bid is accepted, is for us to return and creatively Stage the property by arranging furniture, adding accessories and artwork, and decorating to enhance your property’s features. Your property must be vacant during this time so our Team can quickly transform your space into an inviting environment. When your home is about to close escrow, we will arrange to have your home “de-staged”.
— Occupied Home Staging
When potential buyers come to view a house, they need to be able to visualize themselves living in it. Buyers require the freedom to visually move their own things into each room and decide whether or not they could feel at home there. Should you prefer that we Stage your occupied property, we invite you to request a Bid. This is a 3-step process:
Step One is to tour the property to understand your space, take digital photos, and provide a flat-rate Staging Bid Proposal. This Proposal includes: Staging time, list of rooms to be Staged, rental of inventory, complimentary travel time, load and unload, de-Staging, and complimentary listing on StagedHomes.com (receives 6 million hits a month). Fees are based upon the size of your property, the necessary accessories, and how much involvement that you wish us to take in the packing, cleaning, and moving of furniture. Imagine Interior Finishes & Home Staging prides itself on making the most efficient and effective use of Staging by using existing furniture/accessories whenever possible. The goal is to Stage your home, not to discourage you from doing so with unreasonable fees. The investment in Staging is less than your first price reduction.
Step Two, once you accept our bid, is for you to prepare the property according to our recommendations (e.g. clean, pack up, repair). Staging is not the process of packing, cleaning, or painting, although our services do provide this and we can add these services into the proposal.
Step Three, once you prepare the property, is for us to return and creatively Stage the space by arranging furniture, adding accessories, and decorating to enhance your property’s features. Your property must be vacant during this time so our Team can work as quickly as possible. When your home is about to close escrow, we will arrange to have your home “de-staged”.
— Interior Redesign
This service is for anyone who is interested in updating the look of their existing home, not just for selling on the market. This is a 3-step process:
Step One is to tour the property to understand your space, take digital photos, and provide a flat-rate Redesign Bid Proposal. This Proposal includes: redesign time, list of rooms to be redesigned, complimentary travel time, and load and unload. Fees are based upon size of your property and necessary accessories.
Step Two, once you accept our bid, is to decide on what accessories/furniture to purchase and to go shopping. We can go shopping for you or with you — it’s up to you! Payment for this service would include an hourly rate for shopping as well as the cost of the items purchased. We require a non-refundable 50% deposit for shopping services. If you’re looking to repaint, we can recommend colors as well as coordinate with our painting company.
Step Three is for us to return and creatively redesign the space by arranging furniture, adding accessories, and decorating to make your home appealing and functional. Your property must be vacant during this time so our Team can work as quickly as possible.
